As a newbie to hosting, I’m finding that remembering all of the details is a never ending process. I have quickly learned that the house manual is the heart and soul of your rental! I cannot stress enough how important it is to communicate expectations for both the host and the guest.

Expectations not met leads to disappointment! That is one emotion I never want a guest to leave my Airbnb feeling. Having just received my first glowing review as an Airbnb host, I couldn’t be happier, or more excited, for my next guests to check in. By the way… thank you Amanda from Alabama!

One thing that can be said is that there is never too much information to include in your house manual. I started with a template found online here and have been adding to it ever since. From the obvious items to include like the WiFi code, where to find more towels and an extra blanket, or where to park if your guests have a car. The not-so-obvious items might include instructions on how to unfold the trundle bed, off limit areas in your house (like attic access used for storage), or any and all quirks of the house. Maybe the front door takes a jiggle to open, the shower takes a while to heat up, or your dog can be a bit too friendly at times. These are all things you should include!

I also suggest taking the house manual one step further by printing it out for your guests to refer to throughout their stay. It’s always a good idea to have the physical address and your phone number on the manual in case of emergency. Remember that your guests are often traveling from out of town, or maybe even a different country, so they probably aren’t familiar with the area!

I would also include a floor plan of the space marked to show locations of items such as:

  • Fire extinguisher
  • Smoke detectors
  • WiFi info
  • Iron and ironing board
  • Extra towels and blankets
  • Card games or other entertainment items

It’s also a great idea to include some of your favorite local restaurants and stores, along with their address. You might even add nearby hospitals or clinics just in case the guest runs into a serious medical issue during their stay!

Here is a breakdown of other topics to include:

  • What amenities are included
  • Extras like laundry facilities, kitchen facilities, grilling access, pool privileges
  • A list of local parks and recreation areas for walking, hiking and
    running
  • For long term guest stays you may also want to include trash days,
    local entertainment, where to find cleaning supplies or a stash of paper
    towels
  • Unique aspects of your city
  • Local coffee shops
  • Bus routes or other forms of transportation
  • Who to call in case of an emergency
  • Detailed check out instructions

It’s all in the details, host peeps. Now get to work on your Airbnb house manual and start booking more guests!

    The house manual is important, initially I ignored this manual.

    But, following a number of guests stays and their questions, I decided to prepare the manual.

    I have this manual a few months and this has answered the usual questions.

    But, following this good email, I should review my house manual every two months and update it along with a review of the rooms for guests.

  3. HI, I have made a PDF manual with pictures of my co-host, how to work the heating, how to work the TV etc. I don’t see anywhere that I can upload this to the site? Is the only option to print it and leave it in the house?
